Terms of use

Publish.RE (“Publish.RE”) is a publishing service of GeoSocial Reality LLC, 6020 Greenwood Plaza Boulevard, Greenwood Village, Colorado 80111, United States. These terms govern your use of publish.re, api.publish.re, and connected workers. Sister products Homendo, TimeToSell.AI, and MLS.RE have their own terms when you use those sites.

1. Publish.RE

Publish.RE is one place to feed trusted sources, generate posts, reels, and email from those sources, and publish to networks you connect. It is not a CRM, not an MLS, and not a substitute for your license, your brokerage policy, or the rules of a board or platform.

Plans (Look, Solo, Office, Network) and meters are described on the home page and in the admin settings. Paid features start when you subscribe. Look may generate and stop. Automation never invents a source.

2. Account

You must be able to form a contract and, if you publish real-estate advertising, hold any license your jurisdiction requires. You keep credentials secret. You are responsible for seats you invite. We may suspend an account that presents a security, legal, or platform-policy risk.

3. Sources and facts

You connect sources (MLS listings through a board provider, sites, bulletins, and other feeds the catalog allows). You represent that you have the right to use that material and that listing content follows the originating MLS, IDX, and fair-housing rules. Publish.RE does not create listings. It multiplies what a source already holds.

4. Generated content and human review

Drafts (captions, voiceover scripts, emails, reel compiles) are suggestions. You stay the publisher. In manual mode you approve before a network send. In automation you opt in and remain responsible for what leaves Publish.RE. You will not treat a draft as legal, appraisal, lending, medical, or insurance advice.

Voice and burned captions on a reel are synthetic. Where a platform or the EU AI Act requires a mark that content is AI-generated or AI-manipulated, you will keep that mark if Publish.RE provides it and will not strip it to mislead a person.

5. Networks

When you connect Instagram, Facebook, LinkedIn, X, YouTube, TikTok, or email, you grant us permission to send only the items you approve or that your automation setting allows. Each network’s terms still apply. A takedown on that network is not a refund.

6. Acceptable use

You will not use Publish.RE to: impersonate a person or firm; fabricate listings, rates, coverage, clinical claims, or official notices; scrape or resell another user’s workspace; attack the service; generate prohibited AI practices under the EU AI Act (including social scoring, untargeted facial scraping, or exploitations listed there); or send spam. Fair-housing and advertising law in your market still apply to every post.

7. Intellectual property

GeoSocial Reality owns Publish.RE software, marks, and default themes. You keep rights in your sources and in the final copy you publish, subject to MLS and platform licenses. You grant us a limited license to process that material solely to operate Publish.RE for you.

8. Privacy

The Privacy notice explains personal data, AI processing, and rights (including Colorado Privacy Act and, where it applies, the EU GDPR and AI Act transparency rules).

9. Availability and changes

Render nodes, MLS providers, and social APIs can fail. We do not warrant uninterrupted service or that a draft is error-free. We may change features with notice in the product or by email. Material term changes take effect on the date posted on this page.

10. Liability

To the extent Colorado law allows, GeoSocial Reality LLC is not liable for indirect, incidental, or lost-listing damages, or for content you chose to publish. Our aggregate liability for a paid plan is limited to fees you paid for Publish.RE in the three months before the claim. Some states do not allow certain limits; those limits apply only as permitted.

11. Law

Colorado law governs, excluding conflict rules. Courts in Arapahoe County or the District of Colorado are the venue, except that EU consumers keep any non-waivable local forum. Informal resolution first: write legal@publish.re.
